Buying property in Gozo: what are the options?
Gozo’s idyllic lifestyle and sleepy country air has attracted property buyers from across the globe for decades.

Gozo has long attracted property buyers from around the world, and there’s no sign of its popularity abating. But what should you look out for?

1. Not just farmhouses

While farmhouses and houses of character are widely sought after and popular, they are not the only options available. There is an ever-increasing interest in holiday homes like apartments in residential complexes, though prices are steadily increasing. Still, while a farmhouse or house of character may set you back anywhere between 300,000 euros and a million (or over), an apartment may be more within reach – and would still be close enough to the beach to let you roll out of bed and have a swim in the morning.

2. Location, location, location

Since Gozo is so small, nowhere is ever far, and your choice of town or village can depend on the lifestyle you’re after. Victoria, the capital, for example, is the main retail and entertainment hub, though it too can get busy with tourists and locals alike. The seaside promenades in Marsalforn and Xlendi make apartments there very sought after, whereas penthouses overlooking the valleys in Xaghra and Zebbug offer breathtaking views. And, if you’re looking for a traditional farmhouse, start your search in San Lawrenz, Gharb or Ghasri, quiant villages with a traditional soul.

3. To pool or not to pool?

Many Maltese have fond memories of weekend trips in Gozo to lounge on sunbeds beside a pool, and there are plenty of properties offering just that. However, if you don’t have much cash to splash but would still like the experience of being able to take a dip whenever you fancy it, keep an eye out for newer apartments in complexes which offer such facilities. While the more expensive options have private pools or Jacuzzis on terraces – some of which overlook lush green valleys – more reasonably-priced discoveries provide communal swimming pool facilities.

4. Finally – to buy or to rent?

The buy-to-let market in Gozo is experiencing growth, so there’s no shortage of places for you to choose from if you decide you want more flexibility and would prefer renting. Once again, the prices vary depending on where and what: a sea-view apartment in Xlendi could set you back anywhere between 400 and 1,500 euros monthly, depending on the facilities available and length of stay. Surprisingly, a farmhouse can also range between 1,000-2,000 euros a month, also depending on the location and the size of the property.
